@ Bluecat and ABC: Still a good article about what it takes to buy a house these days. My son now reads my blog and told him to single it out 😉 Decent points about renting vs buying. Thing is, if someone is ready to settle down at one place, it is probably best to just go for it, assuming future income is going to stay solid/increase. Amazing when you have a mortgage paid off by age 50 or earlier!

It’s much better to embrace renting. Never before have renters received such a big discount. At 7.5% interest rate, a $1M mortgage on a newly purchased (old) house in CA would be $7k a month. Renting it is only $3.5-4k per month! And house insurance in FL is up from an average of $2k/y to $6k. Rent insurance is much cheaper.

Regarding weight loss drugs (GLP-1 type), 40-50% of insurance plans cover them. Most is off label use. 50-90% cheaper in parts of EU.
AI is not a fad. It’s hyped. In many cases it is a different way to solve a problem. Sometimes it helps, often it does not.

Regarding China, moving to a consumer, service based economy has been recommended for decades. But that’s a threat to the one party rule. People often forgot that the state is THE economy (one party (Xi) rule!). So here we finally are, you can only squeeze so much GDP from infrastructure and export. I meant that, based on the 20-something’s salary (plus savings), they need to understand what type of home is within their reach. Unless things have changed in the last 30 years, it’ll be a sad, sad day for them when they do those calculations…

First few paragraphs are great and the end is rubbish (“get a side gig”).

The key item missing? How much house can you afford, based on the down payment *plus your salary*. . No mention of debt servicing ratio. (Or is that even a thing now…it’s been 30 years since I had a mortgage so maybe I’m too far out of it?!?!)
